Short description

The project is for a new nursing home in Nesbru. The nursing home shall include 72 nursing home places, resident orientated communal functions, an administration base for the nursing home, other support and communal functions in addition to a day-centre. The nursing home's 72 places are organised in groups of nine residential units with eight places in each residential group.

It is desirable that as many residential groups as possible have direct access to a good dimensioned, private outside area by the residential unit. Other residential groups shall be designed with generous terraces and/or veranda solutions.

Emphasis has been put on working on a project that best fulfils the following criteria:

— Good outside areas and communal areas for the residents,

— Adaptations to surrounding buildings by breaking up the volume and working with in and out transportation,

— Strong architectonic concept,

— Area and cost efficiency,

— Operational and staffing efficiency.

The project is designed as two houses with a bridge connection/passage between the buildings. The connection is a part of the main communication in the building. This ‘main road’ goes from the forecourt/main entrance, through the cafe and in to the residential units. Along this road we have established ‘stopping places’/social zones for the residents. We have chosen to separate the functions from each other so that the nursing home shall be readable and easy to ones way around. The building volume towards the south is a purely residential part with 2 storeys. The volume towards the north includes communal functions and operations on the ground floor, residential groups on the first floor and approx. 25 car parking places, technical rooms and cloakrooms in the basement. We have tried to break up the volumes as much as possible. This division creates private and varied outside areas. A main garden is established outside the cafe on the main floor.

In addition we plan 2 private outside gardens on a lower and upper level with direct access from the residential groups. The 2 main volumes are separate with 2 storeys, offset as regards each other and built into the sloping terrain. We have placed the highest volume towards the north so that it shall have a noise reducing effect on noise from the E18.

The following includes a short informative description for all disciplines in addition to a general progress plan. It will be of use if all the contracts are aware of the other contract works.

The project shall be carried out in accordance with NS 3701 Criteria for passive houses and low energy houses — occupational buildings: building category nursing home.
