Short description
The purpose of the market survey is to facilitate the best possible future tender execution and delivery of the Kjelsås Omsorg+ project. The information received may be used as guidance for the formulation of the tender documentation for the procurement of a turnkey contractor for the project.
Omsorg+ at Kjelsås will accommodate approx. 10,000 sqm GFA divided among up to 5 floors, with:
• 77 omsorg+ apartments
• Shared living rooms and nice outdoor areas on each floor
• Landlord with office and reception
• Home service with a separate base
• Activity centre with cafe and commercial kitchen, fitness room, activity room and media room
• Hairdresser, pedicurist, alternative treatments
The project will be built in timber, with a concrete basement floor. Energy wells will be established on the site and solar cells on the sedum roof. The focus is on good green spaces.
During the construction project, it is planned to relocate the existing Swiss villa internally on the site.
Prior to the contest for Kjelsås Omsorg+, a separate tender contest for a turnkey contract is planned for the demolition of the existing building. The existing buildings in Kjelsåsveien 114 will be demolished, and the side building to the Swiss villa in Kjelsåsveien 116 will be demolished before the villa is moved.
The tentative progress plan for Kjelsås Omsorg+ is to announce a tender contest in autumn 2023 and for contracting to take place by the end of 2023. The expected start of construction is Q1 2024 with completion in Q1 2026.
The announcement is provisional and subject to reservation. The budget for the project was approved in June 2023.
Previous framework permits expire this year, and new framework applications for demolition and construction have been submitted to PBE.
